The ceiling needs some work to do the fact that the water drainage of the studio above this flat was faulty. There is no leak now but the ceiling needs a patch.

This apartment has a great continuous balcony on two of its sides!

The effect is a very cool.

You will have lots of space to use and for parties when the weather permits. Since this is Greece, that's many days per year.

Elevator

The elevator covers 4 floors and is fully functional and welll maintained. 

In the 10 months we have tested the apartment, there have been zero issues with it.

The flat is on the fourth floor (the only flat on that floor).

The second bedroom

Both bedrooms (as well as the main hall) have access to the large balconies.

This bedroom is smaller.

It too has security bars towards the balcony cos my aunt was very security sensitive.

My aunt used it as a storage room.

When we moved in in March we made it a bedroom for my wife's child.

It works fine albeit not as large for the main bedroom (which is for two people).

The Thironos 4th floor flat has a surface of only 54 m2, the rooms as well as the veranda, therefore it has a low annual Greek land tax. The huge verandas are extra to the 54 m2. With the aparment you also buy (included) a 2m2 private storage room in the basement.

Suitable for eg embassy diplomats, expats, executives, company owners due to proximity as well as quality of the area.

The building is located just off a main street, Formionos Street, 15'-20' by bus from Syntagma Square (eg #732).

1970 built (ie newish).

Proximity to the Athens Hilton and Caravel hotels in Athens.

Key feature: No entrance stairs to access the elevator, ie great for elderly people, families with children and people with kinetic issues.

Few and very polite tenants.

The entrance of the building

The entrance has no stairs leading to the elevator which is important and somewhat rare in Greece.

There is a basement (see photo above, security door to the left) but the flat has no ownership of storage space there.

You take the elevator to the 4th floor.

There is excellent closet space in the master bedroom. 

The building

Built in 1970 by Koundouros, a good Greek civil engineer hired by Haris Makri.
It has great fundamentals in 2018+.

The building that relative few flats: Six.  All currently occupied by Greeks. 

The flat's monthly charges are low for a penthouse in Greece, between 20 and 30 Euros.  

The bathroom

The bathroom has good marble and is functional. 

The bathtab is 3/4 of full size but works fine even for a 6'4" (1,84 m) guy like me.

The living room

You enter the living room from the entrance.

You have access to:

- The second bedroom
- The balcony
- The corridor that leads to the main bedroom, the kitchen and the bathroom

Easy access to Syntagma and other downtown locations via the 732 bus, yellow buses (11) and the Kessariani bus from Academias Street as well as walking from Syntagma.
